Our rates are straightforward - £350 per night throughout 2020 to 20th December, with no surcharges for school holidays! That's less than £30 pppn (based on 12 max). Minimum booking 3 nights.Dinning room


A 30% non-returnable deposit secures your dates, with the balance due 6 weeks before arrival. We hope that you won't ever need to cancel your stay but we advise you to take out your own cancellation insurance because we don't cover cancellation costs.

The cost includes all bed linen, towels, tea towels etc and a fully-equipped kitchen. The 3 coal fires would also be laid for you to light if you wish - those rooms are already centrally heated and the house isn't cold but a coal fire can add to the get-together atmosphere. A cot, high chair and stair gate can be included if arranged in advance.

Booking Fees

There are no booking fees for reservations made direct with us: Same house, same facilities, same welcome, but no extra costs for you!


We want our guests to have a comfortable stay in historic yet homely surroundings, to enjoy this unique part of rural Cumbria and to feel really welcome during their stay. The Old Rectory visitors' books have lovely comments on every page, and every one of Airbnb's and Trip Advisor's reviews awards the house a 5* rating. So hopefully we’re on the right lines!
